Bay Area Electrical Guide

Practical answers to the questions Bay Area homeowners, property managers, and business owners ask before hiring a licensed electrical contractor.

What a Licensed C10 Electrical Contractor Does in California

In California, electrical work on homes and commercial buildings must be performed by a licensed C10 electrical contractor. The C10 classification, issued by the California Contractors State License Board (CSLB), authorizes the holder to install, alter, repair, and maintain electrical systems — including service equipment, branch circuits, lighting, motors, and signal systems. MB Electric Inc. holds C10 License #1152634 and serves residential and commercial customers across the Bay Area, from San Jose and Santa Clara to Fremont, Oakland, and San Francisco.

Hiring an unlicensed electrician puts your home, your business, and your insurance coverage at risk. Permits will not pass inspection, and any electrical fire or injury traced to unpermitted work can void your homeowner's policy. Always verify a contractor's license number on the CSLB website before signing a contract.

When You Need a Panel Upgrade

Most Bay Area homes built before 1990 were wired with 100-amp service panels. Today's electrical loads — induction ranges, heat pumps, EV chargers, home offices, and high-efficiency HVAC — routinely exceed what a 100-amp panel can safely deliver. Common signs you need a panel upgrade include flickering lights, breakers that trip when multiple appliances run simultaneously, a panel that runs hot to the touch, or the presence of a recalled brand such as Federal Pacific, Zinsco, or Pushmatic.

A typical residential service upgrade replaces the meter main and breaker panel with a 200-amp service, adds whole-house surge protection, and brings grounding and bonding up to current California Electrical Code. The work requires a permit from the local building department and coordination with PG&E for the service drop reconnection.

EV Charger Installation in the Bay Area

A Level 2 home EV charger requires a dedicated 240-volt circuit, typically 40 to 60 amps depending on the vehicle and charger model. The installation involves running conduit from the main panel to the charger location, pulling appropriately-sized conductors, terminating at a hardwired charger or a NEMA 14-50 receptacle, and obtaining a permit and final inspection. If your existing panel is already near capacity, a load calculation may show that a panel upgrade or a smart load management device is required first.

Commercial properties and multi-family buildings have additional considerations: ADA-compliant charger placement, dedicated metering, network-connected billing systems, and Title 24 energy code requirements for new construction and major remodels.

Title 24 Compliance for Lighting and Power

California's Title 24 energy code regulates lighting efficiency, control requirements, and metering for both residential and commercial construction. For commercial tenant improvements, this typically means high-efficacy LED fixtures, occupancy sensors in offices and storage rooms, daylight-responsive controls in spaces with significant glazing, and demand response capability for larger buildings. MB Electric Inc. handles the full scope of Title 24 compliance, from initial design coordination through final inspection.
